A certified site in Missouri requires the ground be mostly clear and level, be at least 25 acres, be intended for business use, have at least a six-inch water main, industrial capacity sanitary sewer, and three-phase 12 kilovolt electric infrastructure.

This Kearney site has the capacity for 3.9 million gallons per day (GPD) water and 1.25 million GPD of sewer treatment from the City of Kearney, natural gas is available via a 6-inch main from Spire, and 12.47kv of electricity is available from Platte-Clay Electric Cooperative. The site has two electric circuits from two different electric substations located on the north and the east of the property.

The site is located at the crossroads of interstate highway 35 and Missouri highway 92, and is 25 minutes from both downtown Kansas City and the Kansas City international airport.
