A certified site in Missouri requires the ground be mostly clear and level, be at least 25 acres, be intended for business use, have at least a six-inch water main, industrial capacity sanitary sewer, and three-phase 12 kilovolt electric infrastructure.

This Fayette site has the capacity for 500,000 gallons per day (GPD) water and 1.5 million GPD of sewer treatment from the City of Fayette, and natural gas via a 4-inch main from Spire, and 7.2kv of electricity from Howard Electric Cooperative.

The site is 15 miles from interstate highway 70, and just 40 miles from the Columbia Regional Airport.
