Located in western Missouri, the Gerhart Industrial Park is home to a 120 acre certified site, zoned for light industrial projects.
A certified site in Missouri requires the ground be mostly clear and level, be at least 25 acres, be intended for business use, have at least a six-inch water main, industrial capacity sanitary sewer, and three-phase 12 kilovolt electric infrastructure.
This Clinton site has the capacity for 500,000 gallons per day (GPD) water, from Henry County Water Company, and 2 million GPD sewer, from the City of Clinton. The Empire District Gas Company provides natural gas via a 4-inch main, and KCP&L provides 69 kv of electricity. Fiber optic is also available.
There is an onsite 30,000 sq. ft. speculative shell building available for lease or purchase, and the park is already home to TC Transcontinental, a high-speed printing operation. The site is directly adjacent to the four-lane U.S. highway 7, providing easy access to interstate highway 49, Springfield, Kansas City and beyond.
With its location in the west of Missouri, ability to pull talent from Kansas City and surrounding region, direct access to a four-lane highway, and with established utilities, this shovel ready site is perfect for your next facility.
